Having said that, I am a bit concerned as it relates to the overall market, especially in class C properties and most especially class C properties in border states. 

Whether that's through the application/leasing process to communicating with owners and vendors in a timely manner to address anything related to the property. 

It appears to be a means to an end and the path of least resistance (somewhat related to number 1).

Many real estate operators talk about lack of volatility relative to the stock market.

@Zach Howard there is no agreed upon Classification in the 1-4 unit market.We've done our best to logically create a system for our market, mostly based upon relative sale prices, but also using crime rates, rents, occupant income and a few other variables.
