That also doesn't jive with the 650 flips over 10yrs.650 over a decade, 65 flips a year, that's a lot, bit it's doable. 20, 30 or 50 flips a month.....Lol, I'd be shocked if I saw anyone come close to that type of volume.

@Sage Jankowitz ,From what you have described, I'd be shocked if you met the definition of a telemarketer as defined in the enacting legislation.If someone receives your call and complains, the FTC isn't likely to do anything about someone calling the owner of a property, one time, to see if they are interested in selling said property.

Not sure the size etc, Also make sure to stipulate a timeframe as solar would take years to negotiate - do not be shocked if the seller wants a non refundable depositThis is very common in these types of transactions.

so not sure where the shock is here.. other than most folks probably would have done a 1031 to roll up and not pay the tax.. but hey you bought for 63k and sold for 270k and netted out a very nice gain whats to complain about.. ??
