So by finally hitting that bruising pain point, that means light at end of rate tunnel. 

We were overseas in Okinawa.... and I don't know anyone who bought... there might have been, but I only knew renters (and we had to pay in cash monthly... that was a pain!). 

I grew up in Pittsburgh so doing some in PA in the future may be of interest in the future.

Insurance has been a pain lately.Our last company claimed we had peeling paint at our stained cabin.

And then dealing with the 20% of residents who cause 80% of your time to be used - what a pain.

We managed to deal with all the wear and tear issues without too much pain, even the toddler. 

I'm also focussing more on raising private capital for EU/US syndications, partnerships and ventures, since we all have the same pain in missing the last major puzzle piece when it comes to closing a deal. 

Bottom line is it's a pain in the butt and in some areas you have to escrow money for those items (see the escrow column in attachment below).  

Following a pandemic-driven boom in 2021-2022, characterized by soaring prices, rapid sales, and a sharp drop in inventory, the market began to cool in 2023 due to rising mortgage rates and economic uncertainty.

But since we put plans in place for maintenance reserves, we have those funds set aside and while still painful, at least it is not financially impossible for me to cover something like that.
