I would inspect the unit prior to shaking on the deal and setting a date and an amount.

I then said with my hand out "How about a hug and a hand shake we call it even.

When you are running numbers in different markets, include a condo or two to see how they shake out. 

But I will enjoy my cashflow as people shake their heads and judge.

The ADU/duplex idea is tantalizing (they could be 100k cheaper and yield higher rent than a legal technical duplex), but it's always illegal (when not owner occupied and properly licensed) and cities have a really big stick they can shake at you if your neighbors complain.

Locally lenders are fairly conservative on refinance appraisals so it’ll be interesting to see how that all shakes out.

Some of the ones who contacted me to try an place a tenant, refused to inform the tenant when I turned down their "shake down."

The siding is cedar shake and quite old, I could patch the area again with wood but I am considering re-doing the siding since this is a 100+ year old duplex and that would need to happen at some point over next several years anyway.
