That kind of cashflow is just unrealistic in my neck of the woods. 

Second - a DSCR 30 year fixed perm loan to refi the hard money loan and hold onto long term.What others have replied to is completely accurate - it is hard to accomplish BRRRRs right now due to the DSCR refi constraints (interest rates, LTVs and seasoning periods), however, not impossible.

Mainly I’m trying to avoid “aged poorly design” glassblock walls, small bedrooms, older windows (wood/aluminum, single pane), aluminum patio covers, and to a lesser extent landscaping.

Mexico used to be a seasonal destination but the seasonality has been decreasing somewhat over the years so Mexico has been spoilt.

The land is at the edge of where the festival ends and could be used seasonally for parking/vendor renting for that festival.

Occupancy can be off the charts in places like this because there is so much activity or reasons for people to visit during what would be slow days of the week and off season months.
