If you're saying they charged $360 to change a doorbell, which includes 1) sourcing it; 2) trip to source to aquire it; 3) aquisition of it and any other materials needed for install, screws, elect. caps, etc.; 4) trip to your rental for install; 5) un-installing the current doorbell; 6) installing the new door bell and wiring it; 7) securing your rental upon exit, clean up and disposal of the old doorbell; 8) trip back to their office --- Umm...

@Amirra Besh If you call any agent, they will typically charge 1 month of rent to find a tenant.Just like in a sales transaction, where the buyer's agent and listing agent split the commission, an agent will offer another agent that brings a tenant 50% of the one-month of rent as commission.Many owners are trying to put pressure on PMCs to lower this fee because they think the monthly management fee should cover at least part, if not all, of this.Here's were penny-pinching owners screw themselves: PMC's will charge lower than the one-month of rent, but they offset it and do NOT tell the owner the negative repercussions!

Oftentimes when municipalities ban STRs they will grandfather in existing operators, but if you are mid build when they do that you’re screwed Once you’ve identified a list of “safe” markets, compare them on Airdna to see where you can likely charge the most (I’m assuming building costs will be more or less similar, so you might as well pick the area where you can earn more revenue)Also, in this market you may be able to pick up land with seller financing instead of having to buy in cash or traditional financing … potentially low or no money down, and won’t affect your personal DTI.
