I wouldn't get my hopes up as he really has no obligation to, but if he sees a $5K item he can offer and forcing the legal aspect would cost $5K as well, he just might go with path of least resistance...The other aspect is you should 100% figure out exactly what the cost for you to take care of your items would be.

Some reasonable- a roof and ceiling repair from a major leak... some not so reasonable (they literally made me escrow the cost to add a deadbolt to a door).

Moving to a portfolio model—where a pod (1 PM + 2 VAs) manages all aspects of 200+ units—streamlined operations and improved accountability.

Keep any plants or tree/branches away from the house even the roof.

As of now my network of connections with agents and investors is very small, and I am looking to expand my opportunities as much as possible so I do need a bit of work when it comes to this aspect. 

There are 1920-1930 vintage properties  with recently updated mechanicals and a new roof and there are the same vintage properties that need work. 

The cost of plumbing, drywall, electrical, roof, etc. is the same cost whether you build in Beverly Hills or in Pacoima.

Any advice on that aspect?

If you have a 6 bedroom in an area that does not have a university (students looking for shared space) or is in a family friendly place it may sit vacant longer between tenants.For Capex, try not to use a generic number - look at the roof, furnace, hot water tank, kitchen - when will each need to be done and what will it cost?

There are many aspects of the properties and neighborhoods that those of us on the ground can explain but it does not compare to the insight from seeing them in person.
