We only hire out the bathroom remodels, as we have learned to paint, rip up old carpet, install Allure, change light fixtures and hang faux wood blinds.  

They are often horrible tenants that will dangle that out there to blind you to the other shortcomings they will have.... horrible credit....an eviction...... a previous landlord that will rip them....and on and on.

I did not even think we would have to rip out the floors at the time but I did tell them if they didn't pay, and if we take them to court it will be for a higher cost but of course they ignored that. 

First of all, you need a good credit - it helps with everything.Student debt needs to be paid down for the financing.I wouldn't hold my breath about owner financing: in this market everyone can sell at its highest and best unless they are trying to rip you off: pricing it too high or financing it with outrageous interest on the note....especially be afraid these "no credit required" "deals" - they plan on you failing to refinance later.If you don't know where to start - read about wholeselling - at least you'll learn couple things about marketing.When market will go down - then it will be good time to find a decent seller financing.Buying right now will make you regret later, when the same house you'd bought twice cheaper.Good luck!

You are getting ripped off BAD.I've done complex projects on multifamily for half that price.

When I read posts that say this contractor ripped me off , 99% of the time , the customer didnt hire a Contractor , they hired " Chuck " 

Rip it up and put down click vinyl planks.

Now I'm thinking about selling and wondering if it is worth it to come clean and go forward with the city on making it legal vs ripping it all out and going back to a 1/2 bath?

I guess I wanted to know if I could do the low-risk work myself without taking any classes, or if a licensed de-leading contractor would have to rip it off when they came to do the other stuff since I'm not licensed.
