I haven't had that exact experience but I'm in the middle of adding 2 units to an existing 4-plex and in retrospect I should have thrown this in the "too hard pile." 

Could have been much worse, in retrospect. 

In retrospect, it was almost too easy, click a button to send an email and set up an appointment.

I purchased the property for $80k put in about $55k in rehab, which in retrospect was a little on the high side.

Self evaluation and retrospect, if done properly, is what help us become better and more successful over time.

Use a licensed real estate appraisal firm to do a retrospective appraisal of your property to determine its fair market value on the date you converted to a rental.
