On paper we were slightly in the red but much of that is due to one-year expenses/repairs & allowable transportation costs to get up to the property for work days ourselves. 

They do an inspection, look for potential costs with repairs and produce a final report.

It's another form of DIY/ sweat equity, just as folks learn basic construction/ home repair skills to save thousands.

Usually companies are charging 10% on top of maintenance repairs, in addition to one months rent as a placement fee for leasing unit.

Any home you buy with $20,000 is likely going to be a fixer-upper, which means it can be heavy on repairs, turnover costs, vacancies, etc.

Or enter "for repairs" and take photographs of expensive new stuff for court...but they may be paying down credit cards.

I'm a travel nurse that bought a cash property in 2022, spent most of '23 doing Reno and repairs.

I buy/cash flow day 1 and let the tenants make the cosmetic repairs.
