I wouldn't remove auto-pay on your utilities from your credit/debit card if you have them, don't want to miss your electric bill by accident but any daily/casual/somewhat necessary spending is cash.

🤔We are 2 months removed from the NAR lawsuit settlement changes.What I am seeing....✅ Buyers still working with buyer’s agents✅ Most sellers still offering a buyer’s agent compensation✅ More transparency to buyers and sellersSure there were some changes, but I am seeing things are BUSINESS AS USUAL.Seller’s are still given the opportunity to negotiate all commissions (including if they choose to pay a buyer’s agent), and buyers are still given the opportunity to do the same regarding their agent’s commission

Like you mentioned, frequent crashes, problems uploading photos, weird restrictions on what words can't be used, listings removed for no obvious reason. ....and, to me, the navigation/operation is very unintuitive and cumbersome.

I went back through all my numbers for 2024 and subtracted all the construction costs of improvements we have made and found quite a bit... so once I remove all that net profit looks like $110k.

I've learned the easiest way to do this is ask the owner to remove everything unnecessary for guest use AND give us permission and the freedom to remove items as we see best.Less stuff in the home, less issues and less work each turnover.

There are plenty of people that for $100 will use their medical license and type up a letter that their patient needs an ESA.Also, if the ESA exhibits any aggressive behavior it can be removed from the property IMMEDIATELY.
