If you find a solid, boots on the ground realtor/PM who has experience in the flip business you should be fine. 

These accountants believe that purchasing from a related party is fine as long as it is an arms- length documented market-consistent transaction.   

When I receive inbox messages and the sender can't even keep their name consistent between signature and account name, you know its getting out of hand.

Because of this, in my opinion, the financing type and rate received is going to be more important than the strategy type itself.

The credit thing should not be an issue for many DSCR folks like myself. 80% ltv may be an option, but,I have seldom found the tradeoff in cost/rate to be worth it in the last 12 months. 0% origination is possible, but, as others have said compensation is received in one fashion or another (higher rate, processing fee, etc.).

One has paused distributions but seems like it'll be fine in the long run.

In the northern ca fires a few years back it was downed power lines.. and PGE got massive fines for that..

I got my GC license a couple years ago so I could build houses myself as I was sick of dealing with contractors.I've hired plenty of contractors that were not licensed/insured and it went fine.
