I've heard investors finding better prospects in the Midwest if pure cash flow is your goal but I would also say don't take away from the value of equity appreciation in a market.

I’ve seen a bunch of posts here over the past six month on BP where people seem to be betting big money (some call it investing) based purely on someone’s charm and word.

Others are purely for passive investors and provide education, a network and deal flow. 

I think overall that i am gaining equity purely on rent.

Buying based off the things you read on this forum would be purely speculative.

I think most of the work would be purely for the purpose of being able to increase and maximize the rent per sq ft.

Seems like it performs well but will have low value when it is time to liquidate.Now, there could be value in it being a successful business, but it has low assets so it would take someone who understands what they are buying vs a pure investment.

really quick and dirty, when you break it down I don't see what you need to pay :For lead generation, that's purely a "sales" topic. 

Cali is a tough market and a ballers market, depending on where in the state but there's plenty of zones in Cali where a real estate deal will cost way more than 75k, I also here the permitting process is a pure headache out there. 

Anyone claiming it does is purely misrepresenting the law, and is looking for suckers to sell them to.
