With this route you can purchase a turn key property and expect to lease the property immediately or purchase an existing rental from an investor that doesn't require rehab and has strong numbers. 

In moderate- or low-resource areas, developers also need to hold a public meeting within 45 days to gather feedback.

You are losing money on both properties. 

Meet with financial advisers/wealth managers and see what other options other than real estate there are and how to best allocate / diversify. ie have you maxed out your TFSA?
