Wholesalers have no intention of closing on a deal themselves so in that case a POF is of little to no value to that seller if the wholesaler doesnt find a buyer. l do corporate transactions (not an RE attorney as per my profile) and it’s rare anyone has cash.  

I have sold 3 props to naca buyers so got pretty familiar with the program and the buyer profile. 

Despite the fact that the 2023 Profile of Home Buyers & Sellers survey comes from NAR, I think it is a fairly accurate representation of what is going on in our real estate business.

It is not bad to bring in new blood to a podcast, while I have not listened to the podcast in years,just looking at the profiles of the old and new it appears the new host has a lot more experience than prior hosts. 

For example, if this $1,000 was spent on appliances, you can deduct it as maintenance which hurts your lending profile, or you can deduct it via bonus depreciation that does not affect lending.

High credit profile DSCR borrowers are seeing rates in the 7% range. 

  (2) This  investor owns SFH's in a market that possesses the fundamentals but sells prematurely and fails to take advantage of the primary appreciation event. (3) This investor fails to recognize the equity generated through the primary appreciation event is better served being reinvested in more efficient asset classes that will generate a greater return profile after the primary appreciation event occurs. 

( commercial property is  >  4 unit or a business  type property ) .....if you are trying to buy a rental home ...with that  income / debt / credit profile  and a  large enought down payment - it appears qualifying should be OK 

The only other county in Utah that's demand profile is similar is Summit county (bc of Park City.

Thus I recommend considering a change to your profile name and photo.Hope this helps.
