thanks for the info Edward , I have to drop this deal as the fix up cost is too high for a house praise at market value around 50 to 70 K

Praise in public,..........criticize in private....If yyou're going to go down the path of naming specific companies and individuals you better be 100% on what you throw out there.  

We've done a dozen + deals together and I refer all my friends and family who've also sung his praises.

They claim that they haven't been late the past few years with the previous owner (and the seller had praised the tenant at the closing) but that they ran into some issues lately that is withholding/delaying their payments (that they have big check payments that is taking long due to "holds" blah blah).

Never heard anything but praise from investors I've worked with that use them.

I have always had carpet in my rentals but I’ve been hearing more praise for putting in hard floors for less expense during rental turnover.

(Praise God)-Mortgage will be around $2500 a month -AirDnA data was showing for homes with similar square footage and sleeping 8 people like mine would it would generate minimum of around $40,000 of income per year and this home BLOWS those other homes out of the water.My questions are: -Is this a deal you would do? 

They continue to praise the politics elsewhere... may be not such ID, because it has shifted a bit due to migration.
