One floor contractor said the previous owner just did a heavy wax and polish to make the floor look great temporarily but it still lasted eight months.My question is would another wax and polish last 3-8 months?

I live in a PUD (an association of private homes) but we have an HOA that regulates us on many different things, including what we can do in our own garage (my husband changed a car light bulb and was polishing his car and we got a letter from the HOA about fining us), who parks in guest parking, etc.

I never thought I would hear myself say Im pretty good at polishing turds but.....I guess when you don't have a lot to start with you pick the worst place in the best neighborhood and start polishing with patience.

Just bought a 2 bedroom charming house , the cabinets were in bad shape, the floor were laminate , it is OK but super dirty. not sure shall I remodel the kitchen or just repair and polish to rent it out.Which will give me better return?

bummer manI hate hearing about trashed propertieswe are the ones supplying good housing at an affordable price then you get the trashed unitI agree with mikejust do a clean and polish job to get it rent ready and get it filledthis time make sure you screen your tenants very good and have stipulations for inspections of the property maybe add a stipulation that they will pay for damages you can do this by getting a credit card number to hold on file- make sure you don't use it unless you contact your attorney and have all the pictures and paperwork -enjoy
