I am looking into a deal and would like some advice and have people pick at it and let me know what I am missing in this proposed deal.I am a small real estate investor so far, I have 4 SFH rentals, 2 in Colorado where I live, and 2 in Texas.

In addition to that they are having to pick up and deliver the materials. 

Just pick a route, get extra liability and focus on growing. 

I'm picking up on this thread as currently trying to narrow down my property manager search in Houston.

I analyzed over 20 markets and picked three so there are a lots of markets to choose from.Start networking on bigger pockets as well as attend local meetups and REIs to find referrals for GC, PM, broker, TKP, lender, property inspector etc.

You can then pick and choose what you want to do with the property.

Also, when picking a lender, make sure you pick one that is very familiar with BRRRR strategies, has access to hundreds of lenders to shop the best Hard Money and Refinance partners for you, and that can give you advise on the front end.  

An agent would be invaluable to you to pick through each of these neighborhoods.

And for the implementation and testing of these, have people tried to change over in the course of a month or picked a reliable tenant as a tester or something in between?
