I would like to pass on a little bit of useful information for anybody thinking of converting their permit over to owner-builder. 1 - You will not be able to sell the property for a minimum of 365 days from the date of issuing of the CO. 2 - The property must be for the owner's own use and occupancy and not for sale or lease which means you will not be able to rent it out. 3 - The owner-builder must ensure that all employees working on the project have the required licenses.4 - The owner-builder must provide worker's compensation as required by Florida law.5 - To apply for the owner builder permit, you must physical visit the building department.There are others requirements and conditions, however these are the main items.

Because they aren't traditional tenants in the sense with a 1 year lease and to determine fit for the house, I like to start everyone on 2-4 month leases and see how they perform.

I got a very good price on the building (about $25k per door), but it was a ton of work as in addition to tenant issues, there was TONS of physical distress (foundation repairs, sewer line and water line repairs, electrical upgrades, new roof, and apartment renovations needed for all units).

@Jonah Gunalda you fit the profile of a large segment of the passive investing community--someone who has a good income from something they are really good at, and would like exposure to real estate in their investment portfolio without distracting them from that very vocation that put them in the position to make such an investment in the first place.There probably isn't a "typical" profile of folks who do not and would not invest in syndications.
