I have a 3 bedroom apartment with a total of 7 windows that all look identical to the one in the photo above.

I'd say some things to focus on renovations $$$ are the kitchen, living area, bathroom, design, and photos. 

A landscape contractor that specializes in retaining walls can replace a resting wall if you have one that I don’t see in the photo.

I recommend installing automation as one differentiator fromother properties.The furnishings must be durable and attractive to tenants.Quality photos and a property-specific website that provides extensivedetail about the property, the area, fun things to do, etc.Flexible lease terms.

I assume a common area, front porch etc, i.e no a private area like back yard .... then I dont see that as an issue  Tenant is asking also to see a video or photo of what the camera seesI'm assuming it wouldn't be a landlord issue?

I looked at the photos and the rooms look nice, but it is still a hotel room-a sitting area, sleeping area, small counter with a sink and coffee area and a separate bathroom.

I’ve found it best to start over from scratch but maintain the old listing title and cover photo for a short period of time to get any potential guest transfers.
