If you're unsure when you'll be moving, a ski-lease or mid-term lease might be an option.Truckee (City) has regulations on short-term rentals and a waiting list for permits.

I invest in Philadelphia and nine years ago I was able to complete a two story 1200 SF rowhomes rehab for $50,000 with no shortcuts, fully permitted etc.

This City required individual lot grading plans, signed & sealed by an engineer, for each building permit.

It won't impact the rental side but will cause issues on the rehab progress and permit nonsense instructed by the city. 

I am intrigued though and will be checking more out as my time permits.

This would be a flat fee payment for the use of their license for permitting SFH.

The farm is also permitted under the "dude ranch" CUP to build additional cabins or smaller buildings to use as short term rentals, or worker housing, or other options.

Given that it is near the end of the year, it is almost impossible to get the STR permit  and actually rent it before the end of the year, most likely, I am not able to get any tax benefits in 2024. 

After talking to a local coffee shop worker I learned how many visitors came to the park each year and since then started scoping out properties mostly online.
