People that get destroyed are ones that are enticed by the low interest rate and assume they can refi after the second year.

I bet you heard but the market around those areas are booming right now, especially since it is a buyers market, it gives you an advantage to get better deals from sellers while people are continously moving there, especially for jobs like tech, logistics, etc.

Also--similar to apps like Facebook and Twitter--I can almost guarantee that a larger pool of people would seamlessly utilize their phones to vote/like and comment on the forums.
