I do understand that, pending the deal looks good from all of the angles you mentioned above, I will have to come up with 25%=$46,250. 

Title search a must and you will want to look at sellers credit report to learn if he/she has an judgement pending or have child support to pay. 

This is something my loan officer should have picked up from the inspection so I could negotiate pending an issue, but they didn't, which goes back to my first point. 

Of course, it's a bit risky, but if you analyze the numbers on the flip, you could have that loan paid off and a chunk of equity in your hands within 6 months or less (pending the resale of the flip).

@Austin Fruechting, I have auto alerts set up from 3 different realtors (I look in several different areas, but 2 of those areas are so hot right now, that even the bad deals are pending within 24 hours), and I’m super neurotic about checking listings about 100 times a day!

If you want to prevent them from selling to someone else, you could file a lawsuit in the county where the property is located and immediately record a notice of pending litigation (lis pendens) with the county clerk.

The one weird thing is that it has been for sale and sole 2 times in the last 2 years, the third being my pending offer acceptance.

@Bradley Reecer I would first start by asking the HOA or management company if there are any pending assessments coming soon, What are the rental restrictions if any, what are the repair restrictions within the building or community?

The offer was accepted and is pending a walkthrough and financial records evaluation.

We moved, and just received (at day 31 after move out) a certified letter stating that we had $7100 worth of smoke damage in the apartment "pending additional charges to be determined".
