What are all of you seeing as far as tenants, and paying rents?

The intent of 1031 was not to let passive investors get out of taxes.

Sure you could put $1 up in earnest money if you don't want to be much out of pocket here, but do you think a seller is going to accept your offer when you put up $1 earnest?

These are clauses that let you weasel out of your contract if you aren’t able to sell it in time.

Let's assume yours is really nice and rents for $4,000.You have an original loan of $220 plus a $125 rehab for a total loan of $345.
