I looked into getting licensed and it is way to burdensome to do it for a one or two person outfit.

There are worse smaller Banks by the ton, she seems to be "saving" them by selling them off to mid-sized outfits & taking the hit for the downside for the moment.

I only suggested the 70/30 outfits because I'm thinking any less (correct me if I'm wrong anyone) may not offer much support at all.

I got a call from some outfit in UT in the succeeding days  trying to sell something, I forget now what it was, it all runs together after a while.Feels a bit scamie to tell you the truth ... but, I"m all for free enterprise.Maybe I should add something to my card that says something like 'if this card finds it way up-pyramid please don't contact me'. 

I use AIM property management, Big outfit, fairly satisfied . 

You don't want to be dealing with two different outfits and trying to get them to communicate.  

This is why TK is such a popular RE niche for people who are either too busy or just not inclined to do all the heavy lifting themselves.Now, it bears noting that, though we at Spartan do manage everything in-house (meaning we execute the rehab, find the tenants, manage the property) not all Tk outfits are full-service.

I like boilerplate leases specific to the state that are used through real estate companies and other professional outfits because they usually have pertinent information that someone not experienced in drafting language, such as myself, might miss.

I see a few other outfits have mentioned that option, but it wasn't clear to me if that option was something you were looking at.

We have a ton of dirt on this outfit and plan on unloading it soon.
