You don't want to be dealing with two different outfits and trying to get them to communicate.  

This is why TK is such a popular RE niche for people who are either too busy or just not inclined to do all the heavy lifting themselves.Now, it bears noting that, though we at Spartan do manage everything in-house (meaning we execute the rehab, find the tenants, manage the property) not all Tk outfits are full-service.

I like boilerplate leases specific to the state that are used through real estate companies and other professional outfits because they usually have pertinent information that someone not experienced in drafting language, such as myself, might miss.

I see a few other outfits have mentioned that option, but it wasn't clear to me if that option was something you were looking at.

We have a ton of dirt on this outfit and plan on unloading it soon.

YOU mean like New western or that other big outfit in Dallas that just locks up MLS and trys to add additional fee on it. ? 

As for furnishings, I've outfitted several of our properties using Wayfair, Overstock and picking up decor and small furnishings at stores like HomeGoods, TJMaxx and Tuesday Morning.

@James Galla Yup my spreadsheet gathers info from Zillow, Redfin, Trulia, and past sales info if available.I don’t know where to find a AVM software without paying and what is referenced earlier.When it comes to finding a realtor to do appraisals this is off market and I’m sure they wouldn’t be happy to put together info on a 12 property package.I have reached out to a couple BPO outfits locally to see what their pricing is.Looks like I have my bases covered, I guess I just have to pull the trigger.
