C class in general is in for a major correction in my opinion (a lot of which has happened already but I think there is more to come) and this will be another nail in that coffin.But as with all chaos, opportunity breeds. 

There are still opportunities to find a good investment for STRs but I think some precautions should be done.

How would YOU go about finding an opportunity under those people, if you had no ins or connections?

If the land is in a suitable location, this could open up opportunities for developing 2 homes or even selling off one of the lots, which could lead to a good profit.

I think this would be a great idea there's nowhere in the area to meet up with other real estate investors and my daily circle does not get the passion I have for real estate, I think it may benefit us all and give us all opportunity for networking.

You will also be less likely to miss opportunities for tax deductions, etc, because you’ve been tracking all along rather than pulling everything together at the end of the year.

Also, fly out to visit the market, tour properties, and understand the local landscape before committing.Indianapolis offers a mix of opportunities for cash flow and appreciation, so defining your investment goals is key.

The properties I’ve bought so far have come from good timing on the MLS or opportunities within buildings where I already own units.For those who have been in a similar position, what would you recommend as my next steps?

If I find a property in the Denver area, I plan to house hack although Denver's price point is a hurdle for me so I'm leaning towards long-distance opportunities.
