If you're looking to spend more, there's always wood-look ceramic tile which a lot of restaurants and hotels are using these days.If it's not a large area and you have a healthy budget, there's always oak.

I don't have a large chunk of cash (I dont have some though) that I could use as a bargaining chip or decades of experience either.

Not really much chipping or wear other than that.

To things in perspective, this is not a distressed property with tons of chipped paint, it actually has a solid, intact paint job that I think would pass the eye test for any buyer. 

Angel Oak is a good alternative.

Our tenants just moved out and left our home dirty with stained carpet (which was brand new when they got there) lots of scratches on the wood floor, holes in the walls, chipped paint and large scratches in walls.
