Using my personal finance to pay for repairs and numerous other small things that in isolation are not a big deal but they just keep adding up and create anxiety for me.I am thinking being a real estate investor (for single family homes) is not right for me.

If you are free after 230p, find something else real estate related to work at for a handful of hrs a few days a week and stockpile that cash.Lastly, NJ is a great market and there are multiple spots in south NJ that #s still work and aren't completely in War Zones.

Once you do that, I would get referrals to good brokers/property managers in the area to get their expert opinions from their numerous years in the area.

I have yet to see a free course be anything worthwhile but there are some that are relatively cheap for what they give you.I personally am a mid 6 figure earner & have been in land for 8 years now.I have numerous course, including Bosch's.
