Rather than painting the entire exterior, including the house, garage, windows, and doors, in one color, try a two-toned approach.Don’t forget the small details!

Paint?

They’ve painted, replaced things, upgraded, etc. prolly best the place will ever look.  

We did get negotiate money from them to help with roof repair, but now know they were not honest on their disclosure.Our inspector missed  code violations, HVAC issues, pipes that had been worked on and issues hidden that had occurred while sellers lived in the house, signs of drainage and water damage inside the house that had been painted over, completely blocked dryer vent...and we are finding more daily.We have had the house looked at by a structural engineer and HVAC techs  that has told us we need thousands (likely tens of thousands) of dollars worth of repairs to make this property able to rent and come up to code for rental.

However, the problem is the paint stains will often show up as darker spots in the stain and can look unsightly.

But to paint these syndicators as Scammers and Crooks I think is simply an ignorant statement.

Room by room over several years (as they became available) we did complete makeovers: detailed prep work, painting ceilings/walls/trim, refinishing the old hardwood floors, etc.

@Ivan Ng  It might be true for that lender or his or her contacts but I doubt it is true in general.

The picture has been painted very clearly, and I will shift my focus north to Brevard County.What cap rates are you seeing in Brevard County? 

The rehab would be mainly cosmetic, floors, kitchen, bathrooms, paint.
