But I would think they all can easily run the comps so you know the numbers you are aiming for in any given neighborhood/block/property. 

Don't get me wrong, it's not super easy to manage a property and tenants etc, but you could at least know which neighborhood you'd like to be in.

I try sending a video or doing a live video walk-through with them so they can get a better idea of the layout, condition, neighborhood, etc.2.

So you have little control of performance, no mercy from your tenant pool, and a lot of risk in neighborhood.

I would pick a market area you like and start doing a bunch of deep dive deal analysis, but from a rental and not a life style standpoint.

I really would want to stay away from any office properties in depressed or even semi-depressed neighborhoods, especially large ones (like a 13 unit complex).
