The concept isn't that complicated and the first one lays it out pretty well.

Let them build through hard work like teaming with reputable operator who may take a cut but own the project etc.Neal Bawa and associated companies are another bunch or lier’s who project rosy picture to sign up people but fial to deliver.Those two have made my experience with real estate very companies very negative.

.- The asset management is too expensive- The management required the LTV to be lower than 50-60 percent otherwise they don't even talk to you :)The concept is great in paper but doesn't work unless you have large equity and expensive assets.

Check about the concept of "house hacking", many people start that way.

Not sure why you feel that is a ridiculous concept unless you much rather see foreign entities and developers procuring farmland for other ventures. 

I would try to verify the negative information and if in fact true, then it would be a pass for me.
