I have heard some horror storie of people renting to friends on a month to month basis and can definitely see the benefit and necessity to have a lease or some sort of a agreement in writing that saves your butt if anything were to go wrong.

We learned to do this out of necessity and 14 years later, still live that way because it simply is smart to do.  

I took on a partner and we finally had to sue the neighbor with an access of necessity suit.

The ability to close quickly is always an incentive for the seller and often times, a necessity with distressed properties (i.e. tax sales, sheriff sales, foreclosures, etc.).

Court will let you keep the deposit not necess the back rent.

Buy only where your CoC returns a cashflow while holding and treat appreciation as a gift, not a necessity of the transaction.

If you're making a ton of money from a basic necessity of everyday life, you should ask yourself what you're doing that's actually bettering the lives of those from whom you collect a check every month. 

The perimeter fences are pretty ubiquitous in the neighborhood along with bars on windows, but I wonder how much of this is a legacy device rather than a current necessity. 

I have not yet passed the background check, or done some of the other procedural necessities of actually obtaining the license.  

For example,  "NO PET" policies have different rules under ADA and the Fair Housing laws that mean you have to allow the animal because it's not considered a pet, but a necessity.
