He describes it like a big game of musical chairs with having to be in positions which are winning because his competition is in those positions and then try to guess when to get out before everyone is trying to get out at the same time so as not to be left without a "chair" or taking the loss. 

I now constantly see "jammed" on the app when it is locked fine. research says that can happen as battery drains (its at 55%). 

Nobody replies back and the app is hard to navigate.

I would also suggest to use the nextdoor app for every neighborhood where you own property.

You may also want to go over the app docs they obtained and their screening of the 3 evicted tenants.

It does not send alert to app when something pops up.

Whether it is loud music at night, or "Hey, our car broke down and we won't have all the money this month to pay the rent" - how you handle those situations.  

Ideally something that is on web/app that'll allow me to keep track of different items come tax time.
