I agree with @Greg H that no PM will be as motivated to care for my properties cost efficiently (or rent them as quickly) as I am.

He got laid off in April and she said that he will look for a job once he finds out where he's going to end up since I guess he's not sure if he's going to stay in that town if he cannot find housing. as far as I can tell there's nothing wrong with him except for the felony and maybe just a lack of motivation? 

The NAR Settlement doesn't mean buyer agents won't get paid, it just means they need to be more transparent about it.Like others have said, your best bet to purchase with lower fees and overall better price is to prospect and find motivated sellers.

With everything easily laid out for them, we can all see exactly how much a rehab will cost, and it also motivates the contractors to get things done!

I would like to believe that the property was bought at a discount due to the condition but you never know what motivations people have.

Based on the responses to buying a house, mommy daddy down payment $$$, and lack of motivation I wouldn't work with them to buy a house.
