@Victor S.I agree, everything with moderation.

In my opinion, I don’t think you will have a lot of trouble if you stay in a moderate price range ($130-150).

If you compare my two deals, the lot that the 5 unit currently sits on is only moderately larger than the two combined lots that I wanted to convert my 2 unit to a 3 unit.  

Or at least moderately. 

Scenarios like investing locally, at a moderate distance, or even far away using a property manager.

This creates two challenges for me:1) I'd like to do moderate to significant renovations on the units, and my business partner plans on owner-occupying one of the units, so we would need to permanently vacate one or, depending on the property, even all of the units. 2) In order to make the numbers work I'd need to dramatically increase rents (by several hundred dollars/month) to bring them up to market levels. 

I laughed it off, after wondering how hard it would be to get the moderators home address.I think my concept is simple and I'm looking for some simple numbers I can begin to get some general construction cost on paper, as well as start to compile a list of people that can do the work.

Other markets will keep seeing moderate growth.

There is not a single deal on the site I have invested in or read about that has not had moderate to major issues.   

I'm trying to say something moderately bright for a change.
