Many of these markets had vacation rentals long before airbnb so risk of regulation is low, and demand should continue to be strong as more Americans migrate to the south for employment and housing opportunity.

The migration from these rural communities will only get stronger. 

Population growth in the region is almost all in-migration, meaning people are moving here from some place else due to the desirability of the area. 

Most of the out migration are either those that can’t afford it or those wealthy enough that it makes sense to move residency for part of the year.

Huge shortage of housing, huge shift in migration/immigration. 

Despite all the headwinds the city faces, I really believe Chicago is a big winner in 15-20 years to climate migration.
