I agree that there are many many questions that can be asked; I have a working list of around 40 - most of which could be answered by decent online research.Tom Goans - Adding the RE Agent as a partner is an interesting idea, and one with a lot of merit.

You first need to determine if the property has sufficient merit to pursue before chasing people. 

If this exists in other loan products then the movie's prediction could have some merit.

The judge then reviews the claim and if it has merit assigns a case number and gives Marshall instruction to serve the defendant notice.If the claim has no merit or the case was filed in the wrong jurisdiction the case might be transferred or the judge will just deny the claim and not even assign a case number.If the tenant files a "baseless" lawsuit the defendant can actually seek counter damages against the tenant.

(P.S. don't turn this into a debate about the merits, I just want to understand the economic and social drivers that cause the different cycles)

A good deal is a good deal and I have seen too many guys pigeonhole themselves and not scale as a result of eliminating a property based on a boundary that they have imposed on themselves that eliminates a deal without the proper merits being considered.

I'm inclined to do more digging pull records, append contact data, do outreach, and have convo's to see if there's any merit to my approach but would appreciate you guys' thoughts and questions.
