Ensure you mention that they can save on commission and you have no agent representing you. 

You start by mentioning your age... you'd need everything to go just right for the rest of your life to make, best case, $400 or less additional each month net cash flow. 

It's a decent tool, but as Greg mentioned, I'd definitely plan for a worst case scenario and make sure it cash flows at the highest interest rate juuuust in case. 

Not to mention it will create generational wealth for your family if you keep scaling up with leverage over a 10 year period or so.

You profit share with them for the first 10 deals (at the higher levels) because they really are right there with you holding your hand, and as I mentioned, doing three way calls, etc. every step of the way.  

I'm not familiar with these platforms, but it sounds like they aren't mature enough yet to capture the important nuances that Chris mentioned.

Scott - I'm in the same boat -- looking for STRs in the area you mention, as well as closer to Asheville (where I live). 

The other info sounds great but I would verify the assumptions I mentioned because if they’re off, it throws everything else off.  

As others mentioned, if na investment makes sense only from tax perspective, you should not be investing.2.

Or did you simply mention it because you're already familiar with that one?
