My main question is why is it acceptable to pay 50-60k for the listing agent?

After years of not using it, for some of the reasons listed in this group and mainly because I didn't think it worked well in my market, I signed up for the 30 day trial that expires in 7 days.  

I listened intently and wrote down everything Dave said, over and over and over again.

If the property is already built and in place with only one main for everything.

I am thinking about purchasing land for the intention of using it as a RV & Boat Self Storage.

They'll want all the money spent on the main house, lenders kind of ignore ADUs it's weird. 

-Rent collection and financial management is probably not at the top of the list based on some of the challenges that we hear about, mainly because if you are lucky enough to have solid tenants and low vacancy, this is easy peasy, but if you have some challenging tenants that default on payments, or the possibility of an eviction arises, it can be worth paying a management company to help guide next steps. 

Is your warehouse on a main road? 

Mainly for it's re-usability and flexibility. 

I think the main thing I am learning here is to adjust the profit share between myself and my private money partners.
