Larger amount is weighted as a loan and not a credit line.

The roof is new and looks good on the surface, but all this added weight can't be good, especially in winter with the weight of snow/ice.

For folks who want returns in the present, out of state purchases that are managed by a quality property manager are worth their weight in gold. 

Amazon has many reviews but it's the Verified Purchase ones that hold weight. 

While I'm sure some regional banks, credit unions, etc. will slightly differ in their weights I would imagine they all care about credit scores, net worth, DSCR, etc.  

Then it holds no weight.

A good tenant is worth their weight in gold sometimes.

I know I need to give a bigger weight to OPM while getting started, and likely will as I get closer to my first residential deal.

I can see where you are coming from regarding weight bearing but, most weight bearing walls on a standard home are close to center or perpendicular wall intersections making in impractical in some cases. 

Because their opinions typically carry a lot of weight and if they speak out against you, I'd be willing to bet that you'd have a tough time getting approved.
