In order to encourage tenants to get renter's insurance, we have been contemplating instituting a $50 monthly fee until they provide proof of renter's insurance with the owner listed as an additional insured, but not sure how well that would hold up if we ever had to evict. 

Our dollar is losing value so you need to be with a solid operator in institutional assets that cashflow in markets while hedging inflation with tax benefits. 

Lee Arnold I don't know personally however my opinion on his system promoting private lending remains the same..

By lending money on quick turnover deals and running JV's I should be able to fill some of the latency period with needle moving activity.

The pref layer is a third party institutional player.  

Issue is, in these "bad" deals the government comes after the lease option seller for predatory lending practices and the eviction / foreclosure process is a nightmare.

She took about two months studying outreach particular niche and instituted a program in steps where the results could be verified before implementing the next step.  

Many DSCR lenders will not lend in Lava Zones 1 or 2.

I haven't determined my price point yet as I'm still researching hard money lending and DSCR loan products. 

Many times they just do plain vanilla lending.
