I would not label crowdfunding as risky overall (plenty of people get conned in person as well) but I agree with @Chris Seveney and others who have said that due diligence on the sponsor/operator is paramount.

Since your new to the industry, let me clarify because various people with mentoring programs to sell will misuse labels so prospective customers may be more willing to part with their $.Wholesaling, as the term is used currently, is a job, just like being a real estate agent.Buy, fix and flip is a business, just like any business that buys raw materials, adds value, and sells it in the marketplace.Neither are real estate investing.

I would figure that you could essentially be labeled as just an assistance company (for lack of another creative term at the moment) to owners to do odd end jobs like virtual assistants do with taking maintenance requests, showing properties, preparing documents, etc.

Easiest way to get mailing labels is to go to the title company, give them your specs, and they may send them to you for a small cost, or ask a Realtor to do it if the title company gives you grief.
