My main focus is to add to my portfolio in time and hers does not involve in real estate investing. 

I personally wish I could go back in time and do some house hacking!

I'm currently renting it to a family member under the agreement that he moves out in time for us to sell it within the 5 year window so my husband and I will have lived in it as a primary residence for 2 of the last 5 years (we moved up to WA a year and a half ago).

He was extremely knowledgeable, nimble, efficient, and pleasant.

I know I've seen others mention Frank and Dave in the forums, but I've got to say that I was really pleasantly surprised at how good it was.

We were provided photocopies of handwritten receipts of rent paid, which also had large gaps in time and did not match the amounts shown in the lease agreement.The above is uncommon, and in my opinion, should be seen as a risk to a buyer.  

Great rental areas in Cincinnati would be pleasant ridge, Norwood, Fairfax, Hyde park, walnut hills, Clifton, Evanston, silverton kenwood area.

It might change the look of the house a lot and maybe make that front porch into a real pleasant area to spend time on, either on a glider or rocking chair or something like that.

Going from LTR to STR though is an entirely different management experience for the owner/client and its rare someone wants to ADD work to their rental portfolio by making it actively managed.I figure your 107 units is at a single moment in time, right?
