I too would look into a fence installed by a professional and ask the tenant to share the expense. 

This includes things like cutting down the grass and installing a drain in the basement.

Depending on how to structure, you take title on the house at the closing or you take the title when you paid in full at the end of installment sales.

So, again, called in a favor from a friend to grab a couple cabinet doors from the store 2 hours away, while he was up on business trip anyways, so we could get them on site before installer was "done" and onto another job.Ultimately, as Alan notes, you just have to accept this, and figure it out on the fly.  

Suggest treating the areas and possibly installing sister boards to firm up the beams.

If at all possible, never install mini-split, install duct work.Measure, Measure, Measure.

Or as my wife likes to call it: "man-sitting"Contractors unwilling to execute on what you hired them for (I.e. current flip, cabinet installers were supposed to put up fill and crown.  

Pulling permits, hiring licensed contractors, being someone anal about the carpenters/cabinet installer/tiler/painters work.  

A French drain isn’t usually that expensive or difficult to install however.
