Lost $3k in the initial cost. 

I am the owner of DealMachine and take personal responsibility for making sure we communicate clearly and have issued a refund to you (the initial charge was April 2023 and it is 2025 now... sorry it took so long to see this).Direct mail is a hard cost, so when you send out direct mail, you get the first 20 free during the free trial. 

If there's a family member or friend in a similar situation, and you can both align on the initial plan (location, home type, price, usage/occupancy, etc) you can pretty easily get a co-ownership agreement in place and even a joint mortgage.The benefit here is it might open up your ability to buy a larger place in a nicer area which could lead to a faster rate of appreciation and overall better living environment. 

This creates a negative initial position.

Should have been my first red flag.She first sent two others to do the initial design, never informed me that she would not be there.

@Samuel Coronado, @Elan Adler  Entire subdivisions of build to rent put more pressure on local landlords because the big institutional investors can afford to buy tenants with low rents and free initial rent period.

I may have initially done things backwards.

High LTV purchased at retail (off mls) has large initial negative cash flow- regulations are tenant friendly.  

.- Debris littered the recently occupied unit, the basement, and all over the back yard.As mentioned, we had an initial video walk through before the contract to purchase.
