Where I see mistakes made in the note space are:1. companies turn into marketing and education - they lose focus on underwriting and managing their business.2.

Then I wrote 3 books, became the person in charge of education in my REI and had to produce presentations every month (at least 2) for it, and before I knew it,...It's not as hard as you think, at least it was for me. 

Please educate yourself, and not just from an internet forum. 

I have a few questions and points, which I'll ask below, but this is definitely a question for a NYC based real estate attorney who is educated and experienced with both evictions and rent stabilization.

I love real estate and the Richmond, VA area, which is why I wish to pursue a career that can educate me on how I can invest in real estate in the future in Richmond.

You can probably just Google how many pre-licensing hours and education you need for your state in Georgia but I bet its around 20-30!

For example we largely scaled our portfolio with conventional loans, but when considering our overall application for a new conventional loan we don't get flooded with details on the other properties because it's incorporated into a business entity. 

Sucks that our education program teach us nothing about this matter.I agree that competition is important for the market!
