I could bring the HUD statements (showing ownership of the US properties), my US incorporation documents, my Canadian incorporation document (the Canadian company that owns my US business), information about the ownership of my house in Canada (to prove I have existing ties to Canada and no intent of relocating to the United States, etc.)I am a little apprehensive of this and i want to make sure that I do everything correctly so I will not have any problems in the future with crossing the US border.

They have agents in all 50 States.However, there are really only two States you should consider incorporating in - Nevada or Wyoming.

I’ll definitely re-create the spreadsheet I am using and incorporate @Justin Fox’s info and your recommendation to run differing scenarios. 

But when you do, do not incorporate in California.

If the banker you talk to doesn’t understand real estate investing, they may not give you the loan, regardless of if you’re incorporated.

It just kept my head down and continued working in corporate America coming into work tired everyday fearful of losing my job in order to take care of her.

My other business is incorporated and has been in business for 17 years but I’m trying to avoid borrowing against one business to start the other.

If you have an LLC then all forms are in your name if you aren't incorporated then all forms are in your name.

@Daniel Dietz , If this deal is done via LLC, you need either article of incorporation that is detailed enough and plus an operating agreement.
