Demand is always in the rent.My model is selling multiple properties that are vacant whether renovated or need renovation so investors buy for the correct usage of the property but are able to add value when occupied/stabilized.

The units are not metered separately, and all are charged utilities via an equal split averaged out over the past year's usage with a 50% markup.

As occupied the income value becomes $1,000(rent) × 75(GRM for a C area) = $75,000 Appraisals & loans need to be done for the HBU & current usage of the property.

If you don't plan on using it, then you have a better chance to make money because you can get a long term renter (less fees) and aren't using during the peak times when you can rent it for top dollar (if you did VRBO).It really comes down to price point, desired location, and you desired usage

Is their utility usage similar to others in the area?
