Personally I prefer the shower with the glass door because I feel it leads to less water leaking and therefore less floor damage and wall damage down the road due to inappropriate shower curtain usage.

If the kids act inappropriately in a Christmas photo they will almost certainly act inappropriately in my rental…and mom will likely be okay with it.

But because this is between related parties it will be fraught with peril from the IRS who will assume it was done to swap basis in an inappropriate way.

Further, you don't want to waste your time with a potential tenant who can't put in the effort to save up the money necessary for the security deposit; a lack of this ability is a huge red flag in appropriate planning and financial skills, and that may become a problem that ultimately falls onto you as the landlord and property owner.

There are very negative tax consequences if done inappropriately. 

I have heard it suggested to be used when transferring a property but if the trust is revocable that is a bad idea as the grantor can unwind the trust.Most importantly I hear new investors wanting to use them in ways that are inappropriate because the heard how great they are.

If the pests are largely result of Tenants inappropriate handling of rubbish, that is one issue.

We wrote up an addendum, charged him something to encourage him to get on his horse and get out (something like $200/day up to 7 days), and had $5000 of his funds held in escrow until he certified he was moved out and we signed off that the property was left in appropriate condition, including cleaning.
